It has been reported that underfloor heating is becoming a strong contender in the list of things landlords are adding to rental properties to entice tenants. Because of the building boom, there are now tons of rentals on the market, so landlords are turning to luxuries. But, of course not just any luxurious additions will do, a valid return on the investment must be the goal, and underfloor heating is proving to be just that.

These supplemented features, such as larger bathtubs, rainshowers, and updated / upgraded appliances not only work to attract tenants, they function to entice certain tentants, the upwardly mobile kind. The very ones that so often turn out to be the most reliable and preferred sort. Underfloor heating makes good sense all around, and it comes as no surprise to us that it is a draw for residents.

Plus, should the property be placed for sale later on, this will still be a well founded perk for a new buyer. Now, anything that should improve value both short and long term sounds like a very good investment.

I am often asked by clients what it is they should know about underfloor heating before committing to installation. Having worked in this area for so long it is hard for me to recall that there are any specific drawbacks to it. Generally, the people I work with either have already been involved in the installation of an underfloor heating system, or have done research prior to contacting us.

But, I was reminded recently by my wife of the following tid bit of information that might be of consequence to some folks. As it may not be addressed in common conversations, or reviews of underfloor heating.

What you may not realise is that the response time for underfloor heating will be greater than that of traditional radiators. Since the underfloor system is laid in concrete, you need to recognise that it will take time to heat up that concrete, and conversely to cool it down. It is not set up to respond instantly, or even shortly thereafter receiving a command.

If this is not clear, then think about it this way, a traditional radiator is working on heating a comparatively small territory of water. Inversely, the radiator will cool down faster too. For me and my family this is of no real concern, but it may prove of interest to others for reasons that do not effect us. It is of course sensible to be aware of everything that impacts a new investment such as underfloor heating, and as such, at least this is relevant as food for thought.

For a more expansive review of this matter, ask your supplier for more info.

All too many homeowners believe that underfloor heating is completely maintenance free. The reality of it is there are a couple of steps that underfloor heating owners should go through annually to keep things in tip top, functioning shape. So, here they are for you to keep handy for the next birthday of your installation.

Remember to confirm that the actuator locating rings are secure and thus that the actuators themselves are tightly in place. Then unplug the end plug from the pump and then when you replug it identify that the pump rotates when given the energy source. Finally, increase the thermostats in order to confirm that the actuators go into the open position, along with the flow gauges going into indication mode.

If all of these can be checked of you should be confident that you are off to a good start for the upcoming cold months. It is best that you conduct this check up well in advance of winter, as it may be substantially easier to get it up and running properly before everyone else identifies that they are too in need of assistance with their underfloor heating.

I have said it before, and I will say it again, underfloor heating can be a tricky thing to get right if you are not a consummate professional. Case in point, we had a gentleman contact us this week regarding the heating system that another company installed when the house was built just last year. He noticed that certain parts of his house never seemed to get warm. In fact the floor in those areas felt dramatically different than the sections that were producing heat.

I let him know that we have seen this many times before, and that based upon all of the information he provided us with, he had a leak. Well, it comes as no surprise that this sent him reeling. Such horrid visuals can come about when you talk about such leaks, and they can be justified all too often.

As it turns out we were able to locate the leak for him. To do so required that we took up a section of the tile flooring that lay over the system. We made the repairs, laid the new tile, and handed him the bill. While I can’t claim he was actually happy to pay for the work, because it is obviously the fault of the company that installed it, he was very pleased to have settled the matter. Mostly, he was thrilled that the tile was such a perfect match that his wife could not complain any more. The moral here is make absolutely sure that anyone who is working on your underfloor heating is really familiar with the work.

There have been many times when I have been asked about the benefits of underfloor heating. Some of these are obvious, but I like to tell a little story about how my family and I enjoy our system during the winter months. My wife is an avid scrapbooker, and we have the finest collection of organised, and complete photo albums that I have ever seen. In particular, you can see that our new wedding album is the most organised and well put together of all the photo albums that we have. Wedding photos are particular important souvenirs, so it is important that they are well preserved in an album.

She has enjoyed this hobby for several years, but it did not start until after the birth of our third child. Prior to that, we had a bunch of boxes filled with memorabilia, and photos. But, when she decided to dive into those boxes and really sort them out, she needed a lot of space. She and our eldest laid everything out on the heated floor and then sat there amongst all of the materials. They did this a few nights a week all winter long, and had a blast.

Now, when the weather gets chilly they cannot wait to get started on that years photo album. They save up photos, invitations, certificates, awards, and an overwhelming amount of other things all year long. The process is always the same; the only difference is that more members of the family get involved now. If the floors were not heated, they would not be eager to do their work upon it. So, all because of our heated floors, our family has a tradition, and plenty of memories to go with it.

Heated floors, otherwise known as radiant floor heating, may initially strike you as nothing more than an unnecessary luxury. But, once you have tried it, that line between what you need and what you want may just become blurry. So, keep an open mind on this option.
The most popular of radiant floor heating choices is electric. This involves inserting individual wires, or wire mesh between the upper layer and lower layer of the flooring. The top portion is called the finished layer, while the bottom is referred to as the substrate.

However, there are also air and hydronic radiant flooring options to consider. Radiant air floors use tubes filled with hot air to warm the surface. Hydronic radiant heat passes running hot water through tubes to create the warmth. They vary in pricing, and as such could make the difference between you deciding to springing for the heat source, or not.

One of the most common questions posed to us regarding underfloor heating is which type of flooring can it be used under. Many times people are surprised to hear that they can include the heating system in as many places that are feasible. In fact, there are some wacky myths that have been circulating for far too long on this topic.

In actuality, you can have the system under stone, tile, vinyl, linoleum, wood and carpeting. However, it is most efficient and effective when placed under stone or tile. One of the reason for this is that some flooring insulates, thus causing the lower success level. You should also know that the low surface temperature created should not cause any damage to your floor.
